killer cacti
Wife and I went out there yesterday to look over everything - It's a pretty awesome spot and the double lot next to it with a house built on it is for sale for $500k. That's good investment potential. May be making an offer today. Quote Link to comment

huKSer
Make sure you are legal when you build - http://www.kansascity.com/2014/05/24/5044627/lake-of-the-ozarks-residents-will.html Basically the owners of the lake, after 50 years, decided to enforce restrictions on how close to the water level you can build a house. killer cacti
The house next to the lot we're looking at is on a double lot and is for sale for over $500k. That's far superior to what we're thinking of offering for the one lot - like exponentially. Quote Link to comment

killer cacti
Offer's been on the table for about a week. He told me on Wednesday that he was consulting with his advisors. WTF does that mean? I work in real estate and have never heard of such. Quote Link to comment

killer cacti
Honestly, it needs a new roof and a new hvac - so I held off 10k from the offer to fix these. I'm wondering if he isn't seeing what he can do both of those for and ask to go up by 10k, so more $$$ for him in the long haul. Quote Link to comment
killer cacti
Bad thing is, there's a substantial amount of cash on the table right now that he can put towards his next home, I really want the lot, but I'm starting to think that maybe I should rescind the offer and maybe it'll move him to do some dealings with me. I just don't want to piss him off where he doesn't sell it to me at all then. Quote Link to comment

Let him stew on it and see what he comes back with. Worst case is someone comes in with a higher bid. Rescinding the offer isn't going to help that. Quote Link to comment
