When we bought our first home in Des Moines in the mid 90s, the market was so hot that a house would go on the market, we would look at it in the afternoon and go home to think about it.  By the evening when we called back to offer, it would be already sold.  

So, when we finally found one we liked, we literally sat in the living room and didn't leave until our agent called theirs with our offer and it was accepted.

We knew how much we wanted to spend.  We knew where we were willing to buy.  We knew we had a homeowners warranty on mechanicals and we knew there we be a home inspection before closing.  

We literally spent more time looking for couches for the living room than we spent actually looking at the house before we bought it.

We knew we wanted to get a house built and had few of the new areas in town in mind. So we selected a builder and he had lots in two of our three preferred areas, we selected a lot and house plan and there ya go.

I hadn't really thought about it before but we're in only our 2nd house and neither had been lived in before us.
